Located on a 535m² site that provides dual frontage to Sussex Street and James Lane the development integrates a mix of residential, hotel, and retail spaces with basement parking.

The design respects the local context, which includes three-storey masonry warehouse buildings and a heritage-listed laneway to the rear.

The proposal includes retaining the existing warehouse Sussex Street podium façade to harmonize with the predominant masonry streetscape.

The architectural concept balances contemporary design with heritage considerations through the creation of setbacks and massing that ensures optimal solar amenity and compliance with height restrictions.

Solar access requirements are satisfied through strategically located sets backs to upper floors that maintain solar exposure while including installation of winter gardens. This approach enhances the livability of the apartments while aligning with sustainable building principles. The street and lane facades have been meticulously crafted to integrate with the existing architectural motifs of the heritage warehouse street frontages.
